Authentix is a contemporary apartment community in Lakeville, MN offering studios through three-bedroom residences. JL Schwieters delivered a full turnkey framing package for the entire development -- nine apartment buildings, six and eight-stall detached garages, a clubhouse, a mail kiosk, and a maintenance building -- completing the full scope in 8 months, from May 2023 through January 2024.

The nine apartment buildings came in two configurations: three larger buildings at 33,296 sq. ft. each and six smaller buildings at 21,076 sq. ft. each. Framing all nine simultaneously -- each requiring wall panels, floor panels, trusses, and loose lumber -- demanded multiple framing crews running in parallel and tight coordination between our manufacturing facility in Hugo, MN and the job site in Lakeville.

That manufacturing-to-installation coordination is where JL Schwieters' in-house approach pays off on a project of this scale. When components are manufactured, delivered, and installed by the same company under one contract, the sequencing conversations happen internally -- not across multiple vendors who each have their own schedules and priorities. For the general contractor at Authentix, that meant a single point of contact and a single schedule to manage across nine buildings and multiple structure types.
