The Rye Apartments in Farmington, MN is a 168-unit, 185,305 sq. ft. multifamily project where the timeline from budget award to framing start was tight -- tighter than most framing contractors can handle without rushing.
JL Schwieters stepped in as the turnkey framing partner and immediately started value engineering the design to find cost-effective solutions without sacrificing structural quality. That collaborative approach at the front end -- working with the builder to optimize the design before manufacturing began -- protected the budget and gave both teams confidence heading into construction.
We delivered the framing in two phases, allowing other trades to enter the building earlier in the sequence. That phased approach is something a turnkey framing partner with in-house manufacturing can offer that traditional framing subcontractors typically cannot -- because when you manufacture your own components, you can stage delivery and installation to match what the job site actually needs.
The full scope included trusses, wall panels, and installation crews. We started in December 2024 and finished in May 2025 -- 18 weeks for 185,305 square feet.
