The Rosalyn Apartments site in Bloomington, MN came with constraints most framing crews would not know how to handle. Powerlines ran along one edge. Two major highways bordered the other sides. There was almost no room to stage materials, sequence deliveries, or crane anything into place without a precise plan.
JL Schwieters solved it by deploying two tower cranes simultaneously and leaning hard on prefabricated components -- pre-manufactured parapets and floor panels that arrived ready to install rather than built in the field. That combination let us frame all 133,480 square feet of this 128-unit multifamily building in 13 weeks, from March to June 2025.
This is the kind of project that separates framing contractors who can handle complexity from those who cannot. Tight sites, constrained schedules, and logistical coordination across a large multifamily footprint are exactly what our turnkey package is designed for. We manufacture the components, we coordinate the deliveries, and we install with our own crews.
For developers and general contractors working in urban and suburban Twin Cities markets where sites are rarely simple, JL Schwieters brings the manufacturing capability, equipment, and experience to deliver on time without compromising the structure.

We built and installed pre-manufactured wall panels, parapets and floor panels, which reduced on-site labor time and kept construction efficient despite the tight site layout.

Rosalyn Apartments -- 133,480 square feet across 128 units -- was completed in 13 weeks. Timeline depends on scope, site access, and the complexity of the framing system, but prefabrication is the single biggest factor in compressing multifamily framing schedules. When components arrive ready to install, your crew spends time setting panels instead of building walls from scratch in the field.
